Property valuation in Marrakech starts with comparing genuinely similar properties, verifying the surface area, and adjusting for condition, micro location, building quality and necessary work.

The asking price is only the starting point of that exercise, never the conclusion.

What property valuation actually means in Marrakech

Valuation is an estimate of what a well informed buyer would reasonably pay for a specific property today, not a fixed number handed down by an authority.

Two apartments in the same residence can carry different values because of the floor, the view, the street noise, the state of the kitchen, the parking or the paperwork attached to the unit.

Marrakech makes this harder than many European markets, because completed sale prices are not published in an open database a foreign buyer can search from home.

Your valuation therefore has to be built from evidence you gather yourself: listings, viewings, local knowledge and the physical condition of the property.

Asking price versus real market value

The asking price tells you what the seller wants, while market value is what a rational buyer would pay after seeing the alternatives.

Those two numbers can be close or very far apart, and nothing in a listing tells you which situation you are in.

In one of my own purchases, the seller opened at around 85,000 euros, moved to around 75,000 euros, and we finally agreed at 70,000 euros.

In my experience buying in Marrakech, negotiation gaps like this are not unusual, although every seller and property is different.

Prices often drift away from real value when the seller is in no hurry, when the figure was set years ago and never revised, or when renovation costs are quietly passed to the next owner.

Why the neighborhood name is not enough

Buyers often ask what the price per square metre is in Gueliz, Hivernage, Semlalia or near the Palmeraie, but a district average hides more than it reveals.

Micro location decides value far more than the name printed in the advert.

One street can be quiet, shaded and easy to park on, while the street behind it carries traffic, late night noise and a building site.

Walk both at 9am, at 3pm and again after 10pm before you accept a price argument based on the area alone.

How valuation changes by property type

The method stays the same, but the factors carrying the most weight change with the property type.

Apartments are usually the easiest to value, because similar units exist nearby.

Villas, riads and land generally need more specialised local assessment, since reliable comparables are harder to find and two properties are rarely alike.

Some land may also carry ownership restrictions for foreign buyers, so confirm the position with your notaire.

The step by step Marrakech valuation method

  1. Confirm the property type and what is included in the sale, such as parking, a cellar or a terrace.
  2. Confirm the exact micro location, not just the district.
  3. Request the stated surface area, ask where the figure comes from, and confirm what it includes.
  4. Collect several genuinely comparable properties, and calculate price per square metre the same way for each one.
  5. Adjust for floor, elevator, parking, outdoor space, view, noise, light, layout and building quality.
  6. Adjust for condition relative to your comparables, rather than deducting every repair automatically.
  7. Inspect the common areas, ask about the syndic, and check the title position and anything affecting financing or resale.
  8. Test rental and Airbnb assumptions separately from the purchase decision.
  9. Settle on a realistic valuation range, then prepare an offer you can justify, and complete your legal and payment checks before paying a deposit.

This method gives you an informed estimate, and it does not replace a certified valuation, a technical inspection or a legal review.

How to find genuinely comparable properties

A comparable is not just another apartment in Marrakech, but a property a buyer would seriously consider instead of yours.

Aim for at least three, ideally five, with a similar location, size, condition, age, floor, amenities and legal status.

Listings that will distort your comparison

  • The same property advertised by several agencies at different prices, or left online long after it sold.
  • Properties relisted repeatedly at a lower price, which suggests earlier prices were unrealistic.

When you view a property, ask the agent which comparables support the price, because an agent who works the area properly can answer that.

How to calculate price per square metre correctly

The calculation is simple: asking price divided by surface area.

The difficulty is that the surface area figure is often the least reliable number in the advert, so ask specifically what it includes.

  • Interior living space only.
  • Interior space plus terraces and balconies.
  • Interior space plus a share of common areas or a parking place.

A terrace and a bedroom are not worth the same per square metre, so mixing them into one number quietly flatters the property.

An apartment advertised at a lower price per square metre can therefore be the more expensive purchase once the calculation is stripped back to comparable living space.

Ask your notaire to confirm what the title records show before you commit.

Warning

If three different people give you three different surface areas for the same apartment, treat the whole price argument as unproven until the documents settle the question.

How the building and the syndic affect the price you should pay

The apartment is what the seller shows you.

The building is what you actually buy into.

Walk the stairwell, look at the roof, the water tanks and the entrance, and see how the other owners treat the shared space.

Then ask about the monthly charges, whether the seller owes anything, whether major repairs are planned, and whether a functioning syndic exists.

Unpaid charges and a roof that needs redoing are real money, and they belong in your offer rather than in a surprise six months later.

How legal status affects value, financing and resale

Legal clarity can change who is able to buy, whether a bank will lend, how quickly the property resells and how much a careful buyer should pay.

A titled apartment with a clean record is straightforward to verify, which is why it appeals to the widest pool of future buyers.

Your notaire has a central role in checking ownership, the right to sell and the registration of the transfer.

A legal problem is not automatically a discount

Some ownership issues can be resolved with time and paperwork, while others should end your interest entirely, so ask your notaire which kind you are looking at before you start negotiating a lower price.

How to handle renovation costs correctly

Renovation cost is not something you deduct automatically from every valuation, and this is where many buyers make an honest mistake.

Adjust for condition based on the comparable properties. If your comparables are renovated and the property is not, deduct the realistic cost of bringing it to a comparable standard.

If your comparables need the same kind of work, that cost is already reflected in their prices, so deducting it again would undervalue the property.

Keep personal upgrades out of it too, since a kitchen you simply prefer is an optional improvement rather than an essential repair.

Separate the two categories below before deciding what belongs in your offer.

  • Cosmetic: paint, floors, kitchen units, bathroom fittings, furniture.
  • Structural and technical: plumbing, electrics, waterproofing, roof, damp, windows, air conditioning.

Cosmetic work is predictable, while technical work is where budgets break, and it is rarely visible during a thirty minute viewing.

Get written quotes for the essential items before you finalise your offer, because fresh paint can hide a building with real problems.

How to test rental and Airbnb claims

A seller telling you that an apartment earns a certain amount per month is making a claim, not proving a value, so ask for evidence and keep the investment case separate from the price.

When I bought a ground floor apartment that came with a rented shop, the rent of around 400 euros per month was one of the reasons the deal was attractive.

Even then, the existing contract raised questions, and the rent only came to me once the property was registered in my name.

Existing income makes a property more interesting, and it also makes the paperwork more important.

What a realistic rental assessment includes

  • The exact location and how easily guests can arrive.
  • Seasonality across the Marrakech year, and realistic occupancy rather than a full calendar.
  • Cleaning, platform fees, management fees, utilities and maintenance.
  • Building rules, local registration requirements, and how many similar listings already compete nearby.

Gross income is not profit, and a property can be lovely for personal use while being a weak investment.

Agent opinion, bank valuation and independent valuation

When an independent valuation is worth paying for

  • The amount at stake is significant, or the property is unusual and comparables are hard to find.
  • Major renovation is planned, the surface area is unclear, or you depend heavily on rental projections.
  • A lender requires one, or you and the seller disagree sharply about value.

A simple worked example

The figures below are illustrative only and are used to show the method, not to suggest any real Marrakech price level.

On the advertised basis the property looked competitive at 100 units per sqm, and on a consistent interior basis it sits at 125, above a comparable range of 105 to 115.

That reversal is the whole reason for insisting on a verified surface area.

The terrace still has value, and it should not be treated as worthless.

Assess it separately, against the terraces your comparables offer, rather than counting it as ordinary living space.

Only then do you look at condition, deducting essential renovation costs only when the comparables are in materially better shape than the property you are considering.

Adjustments for a view, a high floor or street noise depend on local judgement and on what your comparables show, so resist inventing fixed percentages.

How to prepare an offer you can justify

Decide on a range rather than a single number, because pretending to know the exact value of a property you visited twice is false precision.

Build the offer from three inputs: your comparable range, any condition gap against those comparables, and the acquisition costs you pay on top of the price.

Present the offer with your reasoning attached, because a number backed by comparables and quotes is far harder to dismiss than one that arrives alone.

Questions to ask the agent or the seller

  • How was the asking price calculated, which comparables support it, and has it changed since the listing went live?
  • What is included in the advertised surface area, and are the parking place, terrace and balcony part of the title?
  • What renovation work has been done, and are any building repairs planned?
  • How much are the syndic charges, and is anything unpaid?
  • Is anyone currently living in or using the property?
  • What documents support any claimed rental income, and do the building rules allow short stay rentals?
  • Can the ownership and property documents be reviewed before any deposit?

A verbal answer is a starting point, not proof, so ask for documents wherever the answer affects your price.

Valuation red flags

  • Nobody can explain how the asking price was calculated.
  • The property is compared with listings in a clearly different category.
  • The surface area is vague, or a terrace is presented as ordinary living space.
  • The price rests on future tourism growth, a development that has not been built, or rental income nobody can evidence.
  • You are pushed to decide quickly because another buyer supposedly exists, or the seller resists reasonable document checks.
  • Serious renovation needs are brushed aside as cosmetic, or the apartment looks renovated while the building is neglected.
  • Ownership complications are described as minor paperwork.

When to pause, renegotiate or walk away

Pause when a number you were given cannot be supported by a document.

Renegotiate when the property is right and your evidence shows the price sits above the comparable range, or when the essential work is larger than the seller admitted.

Walk away when ownership is unclear, when the seller’s authority to sell cannot be confirmed, or when pressure grows every time you ask a reasonable question.

The strongest protection is simple: keep your money in your account until the checks are complete.

Deposit warning from my own experience

On one purchase I paid around 1,000 euros as a guarantee deposit while the seller was abroad, and although it worked out, I would not treat a deposit that casually today.

  • I checked the exact street at different times of day, and confirmed what the stated surface area includes.
  • I compared at least three similar properties on the same basis, treating listing prices as asking prices rather than sales.

Is there an official price per square metre for Marrakech?

No published figure will tell you what a specific property is worth, because value changes street by street and building by building.

Use your own comparables, and ask your notaire what the tax authorities’ reference values mean for your transaction.
