Marrakech Airbnb management fees are usually advertised as a percentage of rental revenue, and 20% is the most commonly published figure among managers who show their prices.
However, the rates published across a small sample of local companies range from 15% to 30%, so the headline percentage alone does not tell you what you will pay.
What changes the real cost is the revenue the percentage is applied to, the services the contract covers and the charges that sit outside it.
This guide separates the manager’s commission from Airbnb’s own platform fee, explains how to test a quotation, and shows how to work out what actually reaches you.
How much do Airbnb managers charge in Marrakech?
The table below shows what six Marrakech companies stated on their own public pricing pages when those pages were checked in August 2026.

These figures come from a limited sample of provider pricing pages that were publicly available at the time of checking.
Each one is an advertised price rather than a personalised quotation, so your own figure may differ after a property assessment.
Six public pricing pages cannot represent the complete Marrakech market, particularly because many managers publish no prices at all.
Within this sample, one provider publishes tiers of 25% and 30% for higher service levels, while another publishes a lower rate of 15% for villas and riads.
Therefore treat the pattern as a starting point for your own comparison rather than a Marrakech average.
Ask every manager to confirm the current figure in writing before you compare anything.

Is Airbnb’s platform fee included in what your manager charges?
No, because Airbnb’s platform fee and the local manager’s commission are separate charges.
Airbnb applies its own service fee to every confirmed booking, independently of anything your Marrakech manager invoices.
The Airbnb Help Centre describes two fee structures for home hosts.
- Split fee: most hosts pay 3%, and guests pay between 14.1% and 16.5% of the booking subtotal.
- Single fee: most hosts pay 15.5%, other hosts generally pay between 14% and 16%, and guests pay no separate Airbnb service fee.
The booking subtotal means the nightly price plus any charges you set as the host, and it excludes taxes and the guest service fee.
Airbnb also states that the single fee structure is mandatory for certain hosts, including hosts who use property management software.
Delegating your listing to a manager does not automatically place it on that structure, so the outcome depends on how the listing is actually operated.
Check the fee shown inside your own Airbnb account instead of relying on a general figure.
Airbnb further states that the displayed service fee includes VAT where VAT applies.
How is the management percentage actually calculated?
Ask one question before you compare any two quotations: what exactly is the percentage applied to?
Providers in this sample answer that differently, and their published examples show it.
Morokeys publishes an illustration in which a guest pays 100 euros for a night, Airbnb pays out 85 euros, and the commission is then applied to the 85 rather than the 100.
Dar & Keys instead states that cleaning sits outside the percentage and is invoiced separately at cost.
The published Marrakech page from YourHostHelper describes a 20% commission applied to gross income including the cleaning amount paid by the guest.
Those are three different methods, and none of them describes how every Marrakech manager works.
Consequently, two companies both quoting 20% can invoice different amounts on identical bookings.
Questions that define the calculation base
- Is the percentage applied before or after the Airbnb host service fee?
- Does the base include the cleaning charge paid by guests?
- Does it include extra guest charges, pet charges or late checkout charges?
- Is the base calculated before or after promotional discounts?
- What happens to the fee when a guest cancels or receives a refund?
- Does the base include bookings from other platforms such as Booking?
- Is the quoted percentage stated before tax or tax included?
Get those answers in writing, then ask the manager to apply them to one real month from a comparable property.

What does a Marrakech management fee usually include?
Most full service pages in this sample describe a broadly similar scope.
- Listing creation, photography and listing optimisation.
- Dynamic pricing based on season, demand and local events.
- Guest communication seven days a week.
- Check in and check out coordination.
- Housekeeping and linen management.
- Maintenance coordination and property inspections.
- Monthly owner reporting and payout summaries.
- Listing distribution across several booking platforms.
Nevertheless, the word included carries different meanings from one company to the next.
One provider states that cleaning is billed separately at cost, a second states that it is billed by property size, a third states that guests pay it, and a fourth states that it forms part of the commission.
Request a written list of what is included, and then request the more revealing document: a written list of what is not.
Which costs may sit outside the headline percentage?
The advertised commission may not represent the complete cost.
- Setup, photography and listing creation, which Morokeys publishes at 1,500 MAD for an apartment and 2,500 MAD for a villa or riad.
- Cleaning and laundry, where the contract excludes them from the commission.
- Linen replacement, towels and guest consumables.
- Maintenance callouts, tradespeople invoices and any margin added to them.
- Smart locks, key handling and access management.
- Software or channel management charges.
- Advisory services, such as the project consultation Morokeys prices at 150 euros for an apartment and 250 euros for a villa.
- Moroccan VAT, where the provider charges it on top of a price quoted before tax.
- Utilities, internet, shared building charges and insurance, which commonly stay with the owner.
None of these applies to every Marrakech manager, so use the list as a set of questions rather than an expected bill.
How do full management, co hosting and partial support compare?
Marrakech providers package their work in three broad ways.
Full management
The company handles the listing, pricing, guests, cleaning, maintenance and reporting, and you receive a payout after its fee.
This suits owners abroad who want little daily involvement and accept a higher percentage in exchange.
Co hosting
Atlas Host Co describes itself as an official Airbnb co host, which means it operates alongside the owner rather than replacing the owner entirely.
Co hosting can preserve more owner control over the listing, so ask precisely which permissions you keep.
Task based services
Some work can be bought as a single job instead of an ongoing commission.
Morokeys, for instance, prices listing setup and photography as a standalone service separate from any management contract.
Fixed monthly retainers exist in the wider international market, although the Marrakech pages checked for this article all priced on commission instead.

Why does the same fee cover different amounts of work in Marrakech?
A percentage looks uniform, yet the underlying workload varies across the city.
- Property type, since a riad, a villa and a two bedroom apartment demand different attention.
- Guest capacity, which drives cleaning time, linen volume and consumables.
- Access, because a medina property reached on foot creates different laundry and check in logistics from a residence with parking.
- Outdoor features such as pools and gardens, which need routine servicing.
- On site staff, where a villa already employs a guardian or housekeeper.
- Owner use, since blocked personal dates reduce bookings but not the setup work.
- Platform spread, because listings on several sites need calendar synchronisation.
Published tiers can reflect this, and Dar & Keys states that its highest rate applies to villas and properties with demanding requirements.

How can you calculate your real management cost?

The actual order and calculation depend on your management agreement, and under the split fee structure the guest service fee is paid separately by the guest, so it never forms part of your revenue.
Once the flow is clear, ask each manager to run it on a single real month.
- Identify the booking subtotal, before Airbnb guest fees and before taxes.
- Confirm the Airbnb host service fee that applies to your listing.
- Confirm the actual Airbnb payout shown in your earnings.
- Identify the revenue base the manager uses, as written in the contract.
- Apply the manager’s commission only to that contract defined base.
- Subtract cleaning, laundry and other operating expenses that you pay.
- Account separately for applicable taxes, insurance, utilities and financing costs.
- Compare the estimated remaining cash against the service scope and the protection the contract gives you.
Remember that the guest service fee under the split fee structure is money paid by the guest to Airbnb, so it should never appear as owner revenue in your calculation.

What should a foreign owner check in the agreement?
Distance turns small contractual gaps into expensive problems.
Identity, money and reporting
- Which legal entity signs the agreement, and who signs on its behalf.
- Registered company details and insurance cover, so you know which company is legally responsible under the agreement.
- How payouts are calculated, when they are sent, and in which currency.
- What monthly statement you receive, and whether it shows booking revenue and every deduction.
- Whether you can view the Airbnb earnings page directly to verify the figures.
Control of the listing and the property
- Who holds the Airbnb account, and who owns the listing content and guest reviews.
- Who may change nightly prices, and whether you can set a minimum.
- Who may approve refunds and compensation to guests.
- The spending limit above which repairs need your written approval.
- How emergencies are handled outside working hours.
- The notice period, and what happens to reservations already booked.
- How keys, access codes, inventory lists and property records are returned.
Request the full agreement before you commit, and read the termination clause before the pricing clause.
Which legal and tax points affect what management really costs?
Management fees sit inside a wider framework for tourist accommodation in Morocco.
Law 80.14 and decree 2.23.441 form part of that framework, covering matters such as operating authorisation, insurance and the declaration of guests.
However, the exact obligations depend on the property’s status, its classification and the way it is operated.

Hiring a manager does not make your property compliant by itself, so confirm in writing which duties they take on and which stay with you.
Charges that are often grouped together by mistake
- A communal tourist tax, where the local authority applies one.
- A tourism promotion tax, where it applies to your category of accommodation.
- Moroccan VAT charged on your manager’s invoice, where the provider charges it.
- VAT on the Airbnb platform fee, where Airbnb states that VAT applies.
- Your own rental income tax position as the owner.
Rates and categories vary, so this article publishes no amount for any of them.
For each charge, establish which one applies, who collects it, who declares it, who pays it, and whether your management quotation already covers it.
Confirm the local charges with the Marrakech commune, and confirm your tax position with the DGI and a qualified Moroccan accountant.

Shared building rules
Co ownership rules, meaning the rules that govern a building owned by several separate owners, may or may not affect short term letting in your building.
Review those rules and ask the syndic, which is the body that manages the shared building, whether any relevant restriction exists.
Ask a qualified Moroccan lawyer to read the wording whenever it is unclear.

When should a management quotation concern you?
Certain answers deserve a slower conversation rather than a signature.

How should management costs shape a buying decision?
Management cost belongs in your calculation before you buy, not after completion.
A commission of 20% on a small apartment is a different proposition from a higher tier on a villa with a pool and a garden to service.
Gross booking revenue and a headline management percentage are not enough to judge whether a property suits your plan.
Instead, estimate the complete operating cost of running the property before you decide whether it fits your intended rental strategy.
That estimate should cover the manager’s fee, the Airbnb fee, cleaning, laundry, supplies, maintenance, utilities, insurance, building charges and applicable taxes.
If a property only works on optimistic assumptions, the safer conclusion is that the asking price is too high for your strategy.
